Downtown Columbia’s Newest Listings!

hotsheetIt’s been two weeks since I posted the last HotSheet and as most of you know, I like to have it live on Monday mornings. That said, since we were coming off a busy Memorial Day weekend, I dropped the ball a little bit! Booo…

Attached are the latest listings to hit the downtown Columbia, SC real estate market. This edition includes everything from $1 to $1Babillion in 29204, 29205, 29206, and 29209, respectively.

I think you’ll like the new format. I’ve minimized the actual amount of navigational clicks, as you can now scroll through all the properties continuously. It’s a smoother browsing experience, IMO.

Physical features notwithstanding, the best quality is the location.  Cherry Laurel is two blocks from what I call the ‘Forest Drive Corridor’ and only blocks away from Gold’s Gym, Trader Joes, Bonefish, and Trenholm Plaza (Starbucks, Fresh Market, Café Caturra).  Further still, the property is only 5ish minutes to I-77, or anything downtown Columbia.

100 Closings Year To Date: May 15, 2013

FuldaOn July 27, 2012 I wrote this post about our team closing 100 real estate sides year to date (remember, there are 2 sides to every deal). At the time Amanda, team manager Amy Cartin, and I were stunned at the number of transactions and the pace. Fast forward to 2013.

On Wednesday, May 15, 2013 I’m proud and incredibly humbled to report that we closed our 100th side of the year.

While I was with my friends/sellers at an event tonight I asked them,  “Hey since y’all are #100, can I swipe a pic from Facebook and throw it on the blog?”  “Of course, send me a link,” they answered.  HA!   When I saw the pic above I thought I’d have some fun, but may end up switching out the pic above for a photo of the house itself.   We’ll see!

Last year seemed like such a big deal that we had a party to celebrate. If you remember, we booked The Oyster Bar and invited all of our 2012 clients, referral sources, lender partners, and closing attorneys to dine and drink on us, thanking them for helping us hit the first 100 so quickly. It was a big time! Well, seems as though we’ve picked up the tempo again.

While I’m not sure of everything that closed on Wednesday (it was either nine or 12 depending on how Coldwell Banker booked three of the buyer sides), I do know that 2600 Heyward St. in Shandon was at 9:30AM. At 11 we all met on Devine Street to close both sides of 11 Copperfield Court, which is in The Hamptons (Amanda had the seller, I had the buyer). At 12:30 Amy and I traveled to another law firm and closed 3 Worchester Ct. (also in The Hamptons). There ya go…100 for the year.

I need to thank Wilson Co. (97), Frazier Wilson (not related, I don’t think) (98), Drew and Tori Mobley (99), and John Eric and Barbie Fulda (100) for making Wednesday happen.

As you know Amanda, Amy, Thomas, and I love our jobs and try to make all of our clients proud. That said, we have a ton of work to do including procuring offers for anxious sellers and finding the right home for buyers. Good grief typing this makes me want to unplug this laptop and head to Midtown!

Polished Home @Pennington On Market.

PenningtonPennington1Take a look at this one! A week or so ago we put this stellar townhome on the market. It’s sharp, polished, and as you can see from the pics and link that it lives like a brand new home.

41 Braiden Manor in Pennington Square is 1,583 square feet with 3 bedrooms and 2 and a half baths. The home features hardwoods, smooth ceilings, and a popular open floor plan. Pennington Square is a well done neighborhood.  I don’t want to over do it here, but it almost has a resort like feel. “The loop” is incredibly manicured with a huge common area in the center of it all. I’m not selling you, I’m telling you that it’s rare to find this much space loaded with 2013 materials (with a garage, btw) for less than most can rent an apartment per month.

Other than it’s just plain cool, the best part of Pennington Square may be that it’s zoned for the popular Brennen, Crayton, A.C. Flora schools. Whether you have a kid or not, this is a primo indicator that the value will always be there.

Different Look: The “HotSheet” Is Back!

For almost four years, as many of you know, I regularly posted what I deemed “The HotSheet” on this blog.  If you’re new to the site, “The HotSheet” was a collection of the newest listings to hit the downtown Columbia, SC real estate market.

Turns out, however, I was breaking some rule within our local MLS board.  Something that has to do with the direct feed and how I was projecting it to the public via a public blog. Apparently the direct feed is for individual buyer clients only, and not the public at large. I don’t see what the big whoop was but “OK.”  Either way, I shut it down.

After months of blogging without the benefit of my most popular subject matter, “The HotSheet” is back!  Given the info must come from my company’s feed and not directly from MLS, The HotSheet has a different look and feel.  That said, I’m now in full compliance.

The link is a list of the newest listings to the Columbia market in 29201, 29204, 29205, 29206, and 29209, between $150,000 and $1 Fafillion.  I’ll add areas, zip codes, design, and functionality as we move forward.  Baby steps.

I have to admit, without being able to use The Hotsheet as an informative post, blogging has become more difficult.  As you can imagine, coming up with subject matter every other day is no easy task.  That said, I think we’re back!

Primo Location @ King’s Grant For Sale

A few days ago we put 6 Mackay’s Point on the market in King’s Grant. While most of you know my affection for King’s Grant, I’m going to change things up a little and post a few points in list form.

1) The house itself: “6 Mackay’s” sports over 3,500 square feet, with 4 bedrooms and 3 1/2 baths. As you can see from the pics and link, features include hardwoods, vaulted ceilings, granite slab/stainless filled kitchen. A formal living area of the house has been cleverly turned into a private den, just off the owner’s suite.

The “double FROG” is AWESOME and ready for and combo of Wii’s, PlayStations, studio, and/or office. Outdoors has an elevated, large screened porch and over-sized deck.

2) Location of Mackay’s Point: If you know King’s Grant or follow this blog, you’re aware that the streets are geographically in alphabetical order. That said, given this street begins with an “M” means that any other cul de sac traffic travels ‘the other way’ to exit the neighborhood. For example, folks that live on Foot Point or Fenwick tend to use N. King’s Grant Drive, whereas residents on Somerton and Ravenwing enter and exit via S. King’s Grant. In short, this may be the quietest cul de sac in all of King’s Grant.

While Cotton Hope may be home the the biggest homes in KG, Mackay’s Point is arguably the primo ‘spot.’

3) The neighborhood itself: At present, King’s Grant is effectively SOLD OUT. There are two homes listed above $750,000, and two Under Contract in the $400,000’s. The only other homes for sale are “Mackay’s” and a home on Otranto, which is listed in the $600,000’s.

A few years ago there were 18 homes on the market in King’s Grant. Yikes! This made me nervous, to be sure. No longer. King’s Grant is a hot product and I expect the traffic at 6 Mackays to be very high.
