Sharp Home Hits Market @ Forest Hills.

Girardeau1GirardeauDiningGirardeauSunA sharp home hit the market this afternoon! 3041 Girardeau Avenue, in Forest Hills, is move-in ready and features almost 1,700 square feet, 3 bedroom and 1.5 baths.

Complete with hardwoods and moldings, Girardeau is cleverly beautiful, replete with updates, and loaded with designer touches/colors. I mean seriously, just take a look at the link and pics above.

The property itself is full of lush greenery/landscaping/hardscapes, complete with a stellar fully fenced level backyard.

Awesome home and grounds notwithstanding, the best part about Girardeau may be the location and school zone. As many readers know, Forest Hills is minutes to anything downtown Columbia and feeds into the ultra popular Satchel Ford/Crayton/Flora collection of schools.

If you or anyone you know would like to know more about this home on Girardeau Avenue, please call 803-758-1669 or email fjones@cbunited.com . As you know, one of us is never more than five minutes away.

This is a well cared for, top shelf listing and I’m proud to have it as part of our inventory.

Thank you!

Forest Hills Home For Sale; $360,000

CambridgeThursday morning 1311 Cambridge Road will be the newest listing to hit the downtown Columbia real estate market.  It’s too new to attach any links (the pic is a quick drive-by), and it may be midnight tomorrow night before the syndicated websites like Zillow/Trulia/Realtor.com pick it up.  That said, this blog post may give a reader-buyer a jump on things.

The home is 2,590 square feet, with 4 bedrooms and 3 full baths.  It’s clean, sharp, and move in ready.  Features include hardwoods, smooth ceilings, and moldings, to name a few.  Overlooking a fully fenced lush backyard, the kitchen has new appliances, new slick looking subway tile, and a brand new granite slab counter tops.

Forest Hills is one of Columbia’s oldest and most prestigious neighborhoods.  It’s home to many of the city’s finest architecture, and Forest Hills is well known for having the most impressive tree scapes/canopies anywhere.

Be on the lookout for 1311 Cambridge Road.  At $360,000, it will be a well priced property for sale.

The kids of Forest Hills attend popular Satchel Ford Elementary school, and as most everyone in Columbia knows, Forest Hills is geographically the closest neighborhood to downtown Columbia, South Carolina.  “Cambridge” is literally minutes to anything downtown.

Please call 803-758-1669 or email fjones@cbunited.com if you’d like more information about 1311 Cambridge.  It’s a pleasure to show.

Thank you!

Believe SOME Of The Hype. It’s True…

If you’ve heard or read about an uptick in the real estate market, believe it – a lot of it, anyway.  While we’re not likely to ever see the likes of 2005 again (and that’s OK), homes are fetching contracts in downtown Columbia.

The pics above represent some of our inventory that currently enjoy the coveted “Pending Contract” label.   While I couldn’t put every listing on this post, you get the idea.  Rosebank, Wilmot, Girardeau, Thames, Devereaux, Shandon St, Linwood, Devereaux, Adger, and Congaree are a good snapshot of what’s moving in downtown Columbia, South Carolina.  This quick collection of homes are located within a small geographic proximity of each other which includes The Hamptons, Shandon, Forest Hills, Heathwood, and Wales Garden ranging in price levels of $175,000 – $950,000, respectively.

I don’t want to paint too rosy of a picture here, as the real estate world is far from perfect.  That said, if you’re thinking of putting a move-in ready home on the market, this may be the time to pull the trigger.  To illustrate, we have three families renting at 42 Magnolia and 1 family renting in Forest Hills that are all searching for their perfect four bedroom home in certain school zones.   This glut in the market is a whole ‘nother blog post, but now that I’ve put it out there please call 447-8683 if you know of anything coming to market!

Congratulations to the collection of sellers above.  Hopefully we can turn the “Pending Contract” signs riders into shiny red ones that read “CLOSED!”

Sharp Home @York Dr., Only $184,900.

Monday we put an all brick, super charming, bungalow style home on the market.  1904 York Drive is on a corner lot, has just under 1,500 square feet, and only minutes to anything downtown in downtown Columbia or Forest Acres. Winner!

Some features include glossy/shining hardwoods, smooth ceilings, moldings, designer colors, and even more than you’d expect from an updated classic downtown Columbia bungalow.

Location notwithstanding, the star of this show is probably the kitchen.  It’s posh.  Cabinets, appliances, hardware, and fixtures are all updated.  You can see from the pics attached the back splash, with black accents, is top shelf.  What you won’t be able to see in the pics are the awesome blue flecks shimmering from the granite slab.

The manicured, level, private backyard is complete with large patio that serves as a perfect venue for BBQ’s and just hanging out.

1904 York Drive is incredibly convenient to anything downtown.  If you or anyone you know would like to view this downtown home, please call or email fjones@cbunited.com or amandaqpayne@live.com to set up a showing.

The listing is so fresh it hasn’t been picked up by the Zillow’s and Realtor.com’s of the real estate world, so the links above will take you directly to the CMLS website.  That said, you’ll see this is a sharp, move-in ready home offered at $184,900.  Remember, for larger pics, click on the photo itself instead of the arrows.

Thank you!
