4 BR / 3 Bath House Hits @ $259,900.

WordsworthWordsworthBackA few days ago 950 Wordsworth Drive entered the Columbia, SC real estate market. Sporting 4 bedrooms and 3 full baths I don’t expect this property to stay on the market long, especially considering the asking price of $259,900.

As you can see from the link the home has a ton of features. A few that come to mind are hardwoods, an updated kitchen with granite slab, and newly finished bathrooms. Further still, take a look at the oversized screened in deck/porch. The porch is screaming for a 60″ flat screen. It’s massive!!

If you or anyone you know might be interested in 950 Wordwsorth, please call 803-447-8683 or email fjones@cbunited.com.

Action @ King’s Grant Changes Thursday.

KingsGrantSignAs I see friends and folks around downtown Columbia, three questions dominate all others. Here’s the quick list; 1) How’s the market? 2) When are the twins due? 3) Hey, what’s going on in King’s Grant?

Honestly typing, I’ve hit a dry spell in King’s Grant. What’s the problem??… you might ask? Like I tell inquirers, “King’s Grant is flippin’ sold out. Well, more accurately, nothing is for sale.”  Sellers, buyers, REALTORS, and appraisers call regularly for any inside info I can provide. Here’s the rub. A few years ago there were 18 homes for sale in KG, and I was super nervous about the activity. Fast forward to today, there have been less than five homes for sale at any given time for about six months now. This all said, the trend is scheduled to change Thursday at 2:00PM.

The trend I’m typing about begins with the closing of 6 Mackay’s Point. At present, we have six “sides” scheduled to close in KG within the next 30 days, and tomorrow’s closing will act as a trigger for the rest of the Pending Sales. Thank goodness…

If you or anyone you know would like to know more details regarding the action in King’s Grant, please call 758-1669 or email fjones@cbunited.com . I’ll be glad to share any and all knowledge about this super hot neighborhood.

Thank you!

Downtown Columbia’s Newest Listings!

hotsheetThis edition of the HotSheet has some good new inventory, and a few homes that have returned after taking a break from the market. In all, there are 60 homes on the link to scroll through.

You may have noticed a few new signs in front of homes around downtown Columbia that you won’t see on the link. What gives, you may ask? There’s a good chance they were sold within days of hitting the market. 264 Tombee Lane @ King’s Grant comes to mind.

Happy clicking, and thank you!

Downtown Columbia’s Newest Listings!

hotsheetIt’s been two weeks since I posted the last HotSheet and as most of you know, I like to have it live on Monday mornings. That said, since we were coming off a busy Memorial Day weekend, I dropped the ball a little bit! Booo…

Attached are the latest listings to hit the downtown Columbia, SC real estate market. This edition includes everything from $1 to $1Babillion in 29204, 29205, 29206, and 29209, respectively.

I think you’ll like the new format. I’ve minimized the actual amount of navigational clicks, as you can now scroll through all the properties continuously. It’s a smoother browsing experience, IMO.

If it asks you to register, don’t be afraid to create a dummy login…no problem.

If any of you would like to know more about the properties on The Hotsheet, please call 803-758-1669 or email fjones@cbunited.com or amandaqpayne@live.com .

Thank you!

100 Closings Year To Date: May 15, 2013

FuldaOn July 27, 2012 I wrote this post about our team closing 100 real estate sides year to date (remember, there are 2 sides to every deal). At the time Amanda, team manager Amy Cartin, and I were stunned at the number of transactions and the pace. Fast forward to 2013.

On Wednesday, May 15, 2013 I’m proud and incredibly humbled to report that we closed our 100th side of the year.

While I was with my friends/sellers at an event tonight I asked them,  “Hey since y’all are #100, can I swipe a pic from Facebook and throw it on the blog?”  “Of course, send me a link,” they answered.  HA!   When I saw the pic above I thought I’d have some fun, but may end up switching out the pic above for a photo of the house itself.   We’ll see!

Last year seemed like such a big deal that we had a party to celebrate. If you remember, we booked The Oyster Bar and invited all of our 2012 clients, referral sources, lender partners, and closing attorneys to dine and drink on us, thanking them for helping us hit the first 100 so quickly. It was a big time! Well, seems as though we’ve picked up the tempo again.

While I’m not sure of everything that closed on Wednesday (it was either nine or 12 depending on how Coldwell Banker booked three of the buyer sides), I do know that 2600 Heyward St. in Shandon was at 9:30AM. At 11 we all met on Devine Street to close both sides of 11 Copperfield Court, which is in The Hamptons (Amanda had the seller, I had the buyer). At 12:30 Amy and I traveled to another law firm and closed 3 Worchester Ct. (also in The Hamptons). There ya go…100 for the year.

I need to thank Wilson Co. (97), Frazier Wilson (not related, I don’t think) (98), Drew and Tori Mobley (99), and John Eric and Barbie Fulda (100) for making Wednesday happen.

As you know Amanda, Amy, Thomas, and I love our jobs and try to make all of our clients proud. That said, we have a ton of work to do including procuring offers for anxious sellers and finding the right home for buyers. Good grief typing this makes me want to unplug this laptop and head to Midtown!

I wouldn’t be a good REALTOR if I didn’t include a call to action…so here goes! If you or anyone you know is interested in buying or selling real estate in the Midlands, or would like a comparative market analysis or simply discuss options, please call 803-758-1669 or email fjones@cbunited.com or amandaqpayne@live.com .

As Amanda texted me in July of last year, “Here’s to the next 1,000!”

Thank you for being the best real estate network in South Carolina.

Inventory Is Moving In The Midlands…

BlossomBlueWorchesterMacgregorfront1

Mackays6CopperfieldWhittakerWhile I obviously post about real estate all the time, every now and then I like to break it down to a super local level. While MLS rules won’t let me report everything that’s closed, I can surely post what’s going on within our team. After all, every homeowner likes to know what’s going on in their neighborhood. Enter the pics above.

While we presently have a few dozen seller sides Pending Contract, 3215 Blossom St., 3 Worchester Court, 3812 Macgregor, 6 Mackays Point in King’s Grant, 11 Copperfield Ct., 1326 Whittaker Dr. are a good collection/snapshot of what’s happening in the downtown Columbia, SC real estate market. What am I getting at? If a home is in “move-in ready” condition and sports a fair asking price, you may want to start packing your stuff.

This all said, if you or anyone you know is thinking of selling please call 803-758-1669 or email fjones@cbunited.com. We’d love to provide you or any potential seller with a comparative market analysis. It’s what we do!

Thank you!

Polished Home @Pennington On Market.

PenningtonPennington1Take a look at this one! A week or so ago we put this stellar townhome on the market. It’s sharp, polished, and as you can see from the pics and link that it lives like a brand new home.

41 Braiden Manor in Pennington Square is 1,583 square feet with 3 bedrooms and 2 and a half baths. The home features hardwoods, smooth ceilings, and a popular open floor plan. The kitchen is loaded with granite slab and the true owner’s suite is ginormous.  Notice the garage, which is always a bonus in downtown Columbia, SC.

Pennington Square is a well done neighborhood.  I don’t want to over do it here, but it almost has a resort like feel. “The loop” is incredibly manicured with a huge common area in the center of it all. Each home is well cared for which is evident by the super clean front facades of this newer neighborhood.

I’m not selling you, I’m telling you that it’s rare to find this much space loaded with 2013 materials (with a garage, btw) for less than most can rent an apartment per month.

Other than it’s just plain cool, the best part of Pennington Square may be that it’s zoned for the popular Brennen, Crayton, A.C. Flora schools. Whether you have a kid or not, this is a primo indicator that the value will always be there.

If you or one of your friends would like more info about this slick, move-in ready home please call 803-758-1669 or email fjones@cbunited.com or amandaqpayne@live.com .   As you can imagine, homes like this are a pleasure to show!

Thank you!
