Shandon Stepping It Up, Again.

If you’re a regular reader of this blog you will probably remember me typing about a “surprise” I had coming for my Shandon friends and property owners. It happened at 3:00 Thursday afternoon.

3230 Wilmot Avenue closed for $295,000. “Wilmot” is 1,440 square feet, with 3 bedrooms and 1.5 baths.

Within a day or so of listing the house, I blogged about it and posted it on Facebook. I remember it well because the action from Facebook feeding the blog was pretty high, with one of the comments on Facebook reading something to the effect of, “Looks nice, but at $214/foot good luck.”

I thought, “Hmmm… should I leave that up there?”

Four offers within the first week or so and competing offers during the first weekend… and we were Under Contract.

To be clear (and I’ve written this a few times before), just because this home fetched $204/foot doesn’t mean that every house can do the same. Far from it, actually. After all, real estate values are not aaallll about price per foot as some would like to think in this market. That said, this is a comp that can and will be used many times over as appraisers will use it to justify other sales in the area for the next 12 months.

I get calls weekly about 2528 Heyward as it’s been a big deal for about 10 months. Now we have 3230 Wilmot to justify and help strengthen future asking prices and contracts in mighty Shandon.

Congratulations to the buyers and sellers of 3230 Wilmot Avenue. This is the third time the house has sold in the last 10 or so years, with each owner making it better every time.

Congratulations are also in order for my Shandon friends and property owners. Although we’ve done it in Greenbriar, King’s Grant, and Heathwood a few times, for a house not to be directly on Lake Katherine, Forest Lake, or to not have pluff mud behind it, over $200/foot is a thing…

  1. That’s a gorgeous little house. Although I personally think that the valuation is nuts, I bought into Shandon at the last peak and I’m glad that the owners got that much. Please sell a few more like it in the 1,800 – 2,000 sq ft range. 🙂 I need to expand and remodel my place and the comps help tremendously.

    That price suggests plans for a major expansion – I bet they were paying for the option value.
