  1. I knew the previous owners and have been in that house several times. Did your client put a lot of work into the place that isn’t shown in the pics? I ask because $155/sq ft is really high for a side street property. Ben Arnold’s former house on Sims only sold for $420k and it had 3,600 sq ft! (I will concede that it was a unique property and not an easy sell). On the other hand you got top dollar for 319 Sims so maybe you’ll get it here too. I don’t see it happening but I’d be happy if it does because it will help comps for my house.

      The kitchen alone is a big deal. Top shelf even for 2013. Arnold house down the street was nice but like you said, it’s a little unusual. Yellow house on Sims was awesome, too. House across the street was only shown twice and closed at top dollar without an updated kitchen. As you know, it’s not all about price/foot, especially in Shandon. Price/foot is all over the board, actually. This home has a primo kitchen, big baths and closets (especially for Shandon)… which very well may speak to someone who loves Shandon, but prefers modern dimensions. I hope we get it, too!
